777 Birkdale Ave – Frogtown – Los Angeles 

Sitting atop 89,600 square feet of land with a 220-foot frontage along the Los Angeles River in Frogtown, the Index—Frogtown project is a flex office conversion of 49,800 square feet of former industrial metal buildings. Crescent Capital Partners acquired the site in 2015 and began the change of use and construction on the conversion. In 2016, Crescent Capital Partners sold the project to an owner/user from New York. The site features a lovely 10,000 square foot outdoor retreat area and the rights to build 130 multifamily units.
